Carriers assign their most experienced adjusters to fire losses. You should have experienced representation on your side of the table too.

Where fire claims fall short
The structure estimate is usually the least contested part. The money is lost in everything else: contents inventories done from memory under stress, smoke and soot damage dismissed as 'cleanable' when porous materials need replacement, HVAC systems that circulated smoke through the whole house, and additional living expense (ALE) budgets that quietly run out before the home is livable again.
- Full room-by-room contents inventory with replacement pricing — not garage-sale value
- Smoke, soot, and odor remediation scoped to industry standards
- ALE claims that reflect what rentals near Lakeland actually cost
- Code upgrade coverage for rebuilding to current Florida building code
- Detached structures, landscaping, and fencing
After the fire: protect the claim
Don't throw anything away until it's documented, even items that are obviously destroyed — the inventory is evidence. Secure the property (your policy requires it, and we can help arrange board-up), keep every receipt from the first night's hotel onward, and be cautious with recorded statements. You're required to cooperate with your carrier; you're not required to navigate a six-figure claim alone.
Questions about fire & smoke claims
The fire was small but the whole house smells like smoke. Is that covered?
Yes — smoke damage is part of the fire loss even in rooms the flames never reached. Odor sealing, duct cleaning, repainting, and replacement of porous contents like mattresses and upholstery all belong in the claim.
How long do I have to complete my contents inventory?
Carriers often push for a quick inventory, but a thorough one takes weeks — people remember items in waves. We prepare the inventory with you systematically, room by room, with photos and replacement-cost research, and submit it when it's complete and defensible.
My family is staying with relatives to save money. Do we lose the ALE benefit?
Not necessarily — many policies still owe you the fair rental value of comparable housing or reimbursement of actual costs. Don't let the carrier treat your family's sacrifice as their savings. We push for what the policy actually provides.
